All of the lots meet the area requirements of the City Code, <br />which is 10,800 square feet. However, the shapes of Lots 4 and 5 are <br />very 'irregular and are not consistent with good development, <br /> <br />Based on the topographical map it appears that drainage would be directed <br />to the existing ponding area on Lots <br /> <br />Access to the proposed plat is provided by 151st Avenue N,.W, <br /> <br />In review of the street layout the subdivider is proposing a cul-de-sac <br />835 feet in length, Article 170.038B of tile City Code restricts the length <br />of cul~.de-sac to 600 feet, <br /> <br />The sketch plan also indicates extension of the cul.-de~sac by means of a <br />undedicated easement for access to the adjacent plat.
