2. At the time of submission of the sketch plan, the subdiv- <br />ider sh~l] pay a fee as determined from time to time by city council <br />resolution. Tile subdivider shall also deposit Five Hundred Eollars <br />($500.00) with the city at the time of submission of tile sketch plan, <br />which shall be used to defray expenses incurred by the city in employ- <br />ing the services of the city engineer, attorneys and other profession- <br />al consultants in connection with the review of said sketch plan.' <br />However, the said deposit may also be used to reimburse the city for <br />the expense of employing the services of the city engineer, attorneys <br />and other professional consultants in connection with the review of <br />the preliminary plat and final plat as prescribed in this chapter. <br />If said F ire Hundred Fo]lars ($500.00) is not sufficient to defray the <br />above expenses, additional monies will be required prior to final actio~ <br />on the plat, and if, in the opinion of the zoning officer, the deposit <br />is depleted such that it is unlikely to be sufficient to meet the <br />remaining anticipated expenses, the subdivider shall be required to <br />deposit an amount sufficient to bring the account to a balance of Five <br />Hundred Dollars ($500.00), prior to any further action on the plat. <br />If after final action on the proposed subdivision, a surplus balance <br />remains in the city's accounts, said surplus balance shall be refunded <br />to the subdivider. The sa~d deposit shall be in addition to the fees <br />prescribed elsewhere in this chapter. <br /> <br /> 3. The zoning officer shall distribute the copies of the <br />sketch plan to the appropriate individuals. He shall also submit to <br />the planning commission a report on the relationship of the proposed <br />]and uses to those existing in the area, those indicated on the com- <br />prehensive ]and use plan, and those provided for by existing zoning <br />ordinances and this code. <br /> <br /> 4. The city engineer shall submit a report to the planning <br />commission, which shall deal with drainage, traffic, utilities, and <br />other engineering matters pertinent to the plan. <br /> <br /> 5. The p]anning commission shall consider the sketch plan, <br />the zoning officer's report, the engineer's report, and any other <br />pertinent information which they may wish to consider. The planning <br />commission shall advise the subdivider of the extent to which the plan <br />conforms to the requirements of the community and the ability of the <br />city to provide essential services, and may discuss possible modifica- <br />tions necessary to secure approval of the subdivision. <br /> <br /> 6. If a petition for rezoning to land uses in conformance <br />with the sketch plan has been filed, the planning commission shall <br />forward a written report of its findings and recommendations in regard <br />to both the sketch plan and the rezoning to the city council. <br /> <br /> 7. The city council shall act on the rezoning petition in <br />accordance with procedures established by other ordinances. The report <br />of the planning commission shall become a part of the rezoning proceed- <br />ings. <br /> <br /> 8. After the city council has acted on the rezoning petition, <br />the city council shall advise the subdivider as to the land uses permit- <br />ted in the sketch plan and may discuss possible modifications necessary <br />to secure approval of the subdivision. <br /> <br /> <br />
