] 70.055B CONTENT <br /> <br />It sha]l be :4 condition to the acceptance of a subdivision sketch plan <br />for filing w:ith the zoning officer that said sketch plan shall include <br />the data required hereunder. The sketch plan shall be drawn at a suit- <br />ab]e sca]e and shall cover all of the owner's contiguous land. A free- <br />hand rendition of graphic data shall be sufficient. <br /> <br />a. Identify property by fraction of section, township <br /> and range; <br />b. Names and addresses of the owner and subdivider of <br /> the ]and; <br />c. Date and north point; <br />d. Total approximate acreage; <br />e. Existing zoning classification for each tract of <br /> ]and in and abutting the property included in the <br /> proposed subdivision; <br /> f. Location and names of existing or platted streets <br /> and other public ways, parks and public open <br /> spaces and section and municipal boundary lines <br /> w~thin the proposed subdivision and to a distance <br /> of one hundred (100) feet beyond; <br />g. Significant topographical features, such as hills, <br /> valleys, water courses, lakes, marshes, wooded <br /> areas, etc.; <br /> b. Proposed street pattern; <br /> i. Proposed ]and use, including approximate density of <br /> dwelling units for residential uses; <br />j. Areas intended to be dedicated or reserved for public <br /> use, including the approximate size of such areas. <br /> <br />] 70.056 PRELIMINARY PLAT <br /> <br />170. 036A PROCEDURE <br /> <br />Prior to dividing any tract of land into two (2)-or more lots or parcels <br />of land, the following procedures shall be followed: <br /> <br /> 1. The subdivider shall file five (5) copies of the prelimin- <br />ary plat with the zoning officer at least thirty (30) calendar days <br />before the next regular monthly meeting of the planning commission at <br />which meeting said plat shall be considered, and at which time the <br />required public hearing may be held. <br /> <br /> 2. At the time of the filing of the preliminary plat, the <br />suhdiv~der shall pay to the city such fees as shall be prescribed in <br />a fee schedule adopted by city council resolution. The foregoing fees <br />shall be used to defray the administration expense of the city in con- <br />nection with the review of said plat. City expense incurred in employ- <br />ing the services of the city engineer, city attorneys, and other profes- <br />sional consultants in connection with the review of said plat shall be <br />reimbursed to the city by the subdivider. <br /> <br /> 3. The zoning officer shall refer copies of the preliminary <br />plat to the planning commission and one (1) copy to the city engineer. <br /> <br /> <br />
