The preliminary plat is basically the same as the sketch plan.
Therefore as indicated in our March 2, 1978 letter, Lot I of
Block 1, Lots 16-18 of Block 4, Lots 2-5 of Block 5 and Lots
6 and 7 of Block 6 will require rezoning.
2. The proposed plat consists of 11 - 1/2 acre business sites,
seven two family residential lots and 81 single family
residential lots. Of the seven two family residential.
lots, four do not meet the area requirements of the City Code
and of the 81 single family lots, seven do not meet the lot
depth requirements of the City Code.
3. On February 15, 1979, the City Council held a SpeCial Meeting
to discuss with the developer the lot size which would be
acceptable in this plat prior to availability of city sewer.
It was the consensus of the council that the plat could be
developed into urban size lots provided that restrictions
would be placed on approximately two thirds of the lots so
they could not obtain building permits until city sewer
was available. This would limit the density to one building
per gross acre.

keith caswell jr. r; darrell schneider i; richard sba
