This results in over a <br />1,000 foot cul-de-sac which is in conflict with the City Code. The proposed <br />street alignment also does not provide any access 'to the south of the plat <br />and the street intersecting 149th Lane N.W. meets 149th Lane N.W. at an angle <br />of approximately 61 degrees. Section 170.038C12 of the City Code states that <br />the angle formed by intersections of streets shall not be less than 70 de- <br />grees with 90 degree intersections preferred. <br /> <br />As previously mentioned in our February 19, 1979 'letter, the soils on Lots <br />1-5 of Block 3 are not suitable for on-site sewer disposal systems. There- <br />fore, building should be restricted on those lots until municipal sanitary <br />sewer is available. Also the City.Council has indicated that they will <br />restrict development in the urban area to one dwelling per acre until sani- <br />tary sewer is available. <br /> <br />The proposed street intersecting 149th Lane 'N.W. was not named and the other <br />proposed street names should be consistent with the street naming pattern <br />that has been established in the City. <br /> <br />To date no soil data has been provided as required by Article 170.037B(i) of <br />the City Code, nor has the Ramsey Plumbing Inspector made an evaluation of <br />· those lots proposed for individual sewage treatment systems as required I)y <br />Article 170.038H of the City Code. <br /> <br />As previously indicated the developer will be subject to cash payment in lieu <br />of park dedication. <br /> <br />keith caswell jr. r~ darrell schneider ~:~ richard sha <br /> <br /> <br />
