Article <br />170.038B 7 of the City Code states that the maximum length of cul- <br />de-sac streets shall be 600 feet. <br /> <br />In review of the access to the plat, the plat has only one access <br />which passes through the development of Shady Lawn Estates. <br />This could create problems for emergency and fire protection vehicles <br />in the event the access is blocked. Also the condition of the <br />street should be reviewed to assure that it is adequate for the <br />projected traffic from the proposed plat. <br /> <br />To date no soils data as required by Article 170.037B (i) of the <br />City Code has been provided nor has the Ramsey Plumbing Inspector <br />made an evaluation of those lots proposed for individual sewage <br />treatment systems as required by ArtiCle'~170.O38H of the City Code.. <br /> <br />The developer has not shown the location, width and types of surface <br />on existing streets within 100 feet of the plat as required by <br />Article 170.037B of the City Code. Also the developer has not <br />provided profiles of proposed s~r.eets and drainage ditches, a <br />grading plan and lot dimensions scaled to the nearest tenth of a <br />foot as required by Article 170.037C of the City Code. <br /> <br />"In review of the park area, it appears to be deficient in size. <br />Article 170.038D of the City Code s'tates where a subdivision is <br />traversed by a water course, a drainage easement conforming sub- <br />stantially with the lines of such water course shall be provided. <br />In the case of Trott Brook it would seem reasonable to obtain a <br />drainage easement over all areas below elevation 860.
