Mayor Gamec asked if this should be discussed with the master developer so it does not get left <br />out. He asked if the best way to work with this would be for 'staff to work with the rnaster <br />developer to come up with a plan. <br /> <br />Assistant Public Works Director Olson advised if area is.to be reserved for a sig-n; it will be a <br />significant sign and will not just be a fight-of-way. It should be discussed now. The master <br />developer may want to work with the secondary developer to share the cost on that. It might be <br />beneficial to discuss this before Coborns is built. <br /> <br />Mr. McDonald stated he can only speak for themselves as the secondary developer. Their <br />intention is to deed the land to the City, as it is really a City function and should have a City feel <br />to it. <br /> <br />Mayor Gamec directed staff to have this land deeded over frorn the secondary developer so the <br />City can work with the master developer. <br /> <br />Assistant Community Development Director Trudgeon replied staff will prepare language for the <br />final plat. <br /> <br />Councilmember Kurak noted this will need to be addressed with other site plans as well. <br /> <br />Councihnember Strommen commented the Planning Commission's suggestion of a phasing plan <br />for thc landscaping is very good.. This would keep them from having to wait until all the <br />buildings are in for the landscaping. <br /> <br />Community Development Director Frolik noted that suggestion is included in the Staff Review <br />Letter. <br /> <br />Mr. McDonald stated they would like to spend time with staff to see if something could be <br />worked out with the secondary access on Sunwood Drive. <br /> <br />Assistant Public Works Director Olson explained staff did recommend against the secondary <br />access onto Sunwood Drive. There are two lanes of traffic in each direction that they will be <br />trying to concentrate into one single access on a state aid road. <br /> <br />Councihnember Cook questioned if they should look closer at the Zeolite access. <br /> <br />Assistant Public Works Director Olson indicated this will be an issue on every site plan in Town <br />Center. He does not want to have the precedent set that there are two accesses to every block, <br />which would cause too much movement all over. Staff opposed the second access, but he does <br />not necessarily disagree with the Planning Commission. <br /> <br />Mayor Gamec commented he would question one access with the amount of parking.
