We offer the following comments: <br /> <br />Generah The site plan proposes to expand the sales and service center by 1,090 square feet to provide <br />for more office/storage space. The site plan also proposes to upgrade the building fac. adc to include an <br />11 -thor awning over the fl:ont side of the building and a portion of the east side. <br /> <br />Zoning: The site is zoned H-1 Highway 10 Business, and is located in the Officially Mapped portion of <br />Highway 10. Motor vehicle sales and service is a permitted use in this district. <br /> <br />Lot Coverage: The subject property is 2.7 acres (117,612 square feet) in size. Lot coverage is restricted <br />to 35% of the lot area or 41,164 square feet. The existing building is approximately 3,500 square, feet; <br />the addition would bring this total to approximately 4,590 square, feet, which' equates to a lot coverage of <br />approximately 9%. <br /> <br />Utilities: Sanitary sewer and municipal water are not available to the site.' <br />be served by on-site sewer and water. <br /> <br />The facitiZcy will continue to <br /> <br />Setbacks: The fi'ont yard setback in the H-1 District is 35 feet, the rear yard setback is 10 feet, and the <br />side yard setback is 35 feet. The existing building meets these setbacks, and the expansion area will not <br />significantly affect the building's relationship to the property boundaries. <br /> <br />Screening: The abutting properties to the south, east and west are zoned business, while the property to <br />the north is zoned Town Center; City, Code does not require screening in this case. <br /> <br />Landscaping: No additional site landscaping i.s required as a part of this minor expansion. <br /> <br />Architectural. Standards: The existing building is a metal pole building; both the expansion and the <br />new awning will both be metal, painted to match the existing building. Metal is an acceptable finish <br />material as outlined in the FI-l Highway l0 Business District. <br /> <br />59 <br /> <br /> <br />
