Review Letter: E-Z ,4uro Sales Inc. -Expansion <br />,4ug~tst 27, 2004 <br />?age 2 o./'2 <br /> <br />Waste Storage: City Code requires that all solid waste and re,se receptacles shall be stored within a <br />completely screened structure or located indoors. Please indicate i]5 there is planned to be any outdoor <br />waste storage. <br /> <br />Access: The site plan proposes to continue utilization of one existing access onto Hwy. #10, The site <br />plan has been forwarded to Mrv'DOT for comment. <br /> <br />Off-Street Partdng - Design: In accordance with City Code, all driveways, off-street parldng and <br />maneuvering areas are surfaced with bituminous; there wilt be no expansion of impervious surI'ace on <br />the site. <br /> <br />Off-Street Parking - Spaces Required: C[W Code requires one (1) parking space tbr every 10 vehiclbs <br />on display for sale, and one (1) space for ever/300 square feet of office space. The site plan shows <br />4,590 square feet of office space and 103 display spaces; this results in a need rbr 25 additional <br />cUstomer/employee parking spaces. Twenty-six spaces are shown on the west and north side of the <br />building. <br /> <br />Lighting: Ail exterior, commercial lighting must meet City standards. Shop drawings of any proposed <br />exterior li~=~_ting must be submitted for review and approval by the City Engineer. <br /> <br />Drainage and Grading: The site plan does not propose to add any impervious surface to the site, <br />therefore a drainage plan in not necessary for this proposal. <br /> <br />Storm Water Management Fee: The stormwater management t~ee is applicable to new construction <br />only. <br /> <br />REU Number: The Residential Equivalent Unit (1LEU) has already been established for this parcel. <br /> <br />Inspection Fee: The building expansion does not include any site improvements and therefore, no <br />inspection [bes will be required. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, September 2, 2004, af Ramsey Fire <br />Station, 15050 ~mstrong Blvd. N.W., to review the proposed site plan. You or your representative real/ <br />want to be present to answer any questions that may arise.
