CASE #: <br /> <br /> REQUEST FOR SKETCH PLAN REVIEW FOR <br /> RAMSEY TOWN CENTER 5TH ADDITION <br />CASE OF CITY OF 1L4.MSEY AND RAMSEY TOWN CENTER LLC <br />By: Patrick Trudgeon, AICP, <br /> Assistant Community Development Director <br /> <br />7 <br /> <br />Background: <br /> <br />The City of Ramsey and Ramsey Town Center LLC are proposing to resubdivide existing outlots <br />of the Ramsey Town Center Addition in order to facilitate a real estate .transaction between the <br />City and Ramsey Town Center LLC. The City has engaged the services of Hakanson Anderson <br />and Associates to prepare a sketch plan and final plat of the new outlot configuration. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br /> <br />c) <br /> <br />Site location map <br />Sketch Plan Submittal dated June 23, 2004. <br />City Staff Review Letter dated August 27, 2004 <br /> <br />Notification: <br /> <br />In accordance with City Code residents within 700 feet were notified of the sketch plan. <br /> <br />Observations: <br /> <br />The City of Ramsey and Ramsey Town Center LLC is proposing to resubdivide several outlots of <br />the Ramsey Town Center Addition Plat into new outlots in order to facilitate a future real estate <br />transaction. In total, Ramsey Town Center 5th Addition will create 8 new outlots from 8 existing <br />outlots. The following outlots will be resubdivided: <br /> <br />· Outlot M, RTC Addition will be divided into two outlots, Outlots A and B, RTC <br /> 5th Addition. <br />· Outlot L, RTC Addition will be divided into two outlots, Outlots C and D, RTC <br /> 7th Addition. <br />· Outlots S,T,X,Y,Z, RTC Addkion will combined into one outlot, Outlot E, RTC <br /> 5t~ Addition. <br />· Outlot W, RTC Addition will be divided into three outlots, Outlots F, G, & H, <br /> RTC 5th Addition. <br /> <br />All of the outlots contained in Ramsey Town Center are zoned TC-1 Town Center Mixed-Use <br />Core. The Ramsey Town Center 5th Addition will not create any buildable lots and there~bre all <br />of the outlots being created will need to be platted before they are developed. <br /> <br />The proposed sketch plan does not dedicate any new right-of-way and since the plat does not <br />create any buildable lots, no gading, drainage, and utility plans are necessary at this time. The <br />plat does not dedicate any additional easements. All of the drainage and utility easements shown <br />on the sketch plan were created as part of tile Ramsey Town Center Addition. <br /> <br />61 <br /> <br /> <br />
