MEMO <br /> <br />DATE: <br /> <br />TO: <br /> <br />FROM: <br /> <br />RE: <br /> <br />September 8, 2004 <br /> <br />Economic Development Authority (EDA) <br /> <br />Megan Wald and Sean Sullivan <br /> <br />Staff Update <br /> <br />Town Center: The Ramsey Town Center project is moving ahead a rapid rate. The PACT <br />Charter School begins classes on September 7, 2004. The school will house 560 K-12 students. <br />The groundbreaking for a new headquarters for NAU Insurance was recently held. The building <br />will be located at the corner of Sunwood Drive and Peridot. The building will be a two-story, <br />43,000 square foot building. NAU Insurance currently has their offices on Highway 10 in <br />Ramsey. The City has preliminary approved a site plan for a new Cobom's Grocery Store at the <br />intersection of Armstrong Blvd. and Sunwood Drive. The 53,000 square foot store will be a full <br />service grocery store and will contain a pharmacy. Additional multi-tenant buildings were also <br />preliminary approved in front of the grocery store along Sunwood Drive. Final approvals are <br />expected to occur in October with initial construction being started immediately after. Cobom's <br />is hoping to have the store opened by the Summer of 2005. The initial phase of public <br />infrastructure in nearing completion. Sunwood Drive will connect fi'om Ramsey Blvd. to <br />Armstrong Blvd. this fall. Sanitary sewer, water service, and storm water pipes will also extend <br />to Armstrong Blvd. by the end of Fall. Portions of Ramsey Blvd. have been upgraded to <br />accommodate for the Ramsey Town Center development. The improvements included adding <br />additional lanes for thru traffic and turn lanes as well as the installation of raised medians to <br />provide for safe traffic flow. Further information about the Ramsey Town Center project can be <br />found at the website www.ramseytowncenter, com or by contacting Patrick Trudgeon, Assistant <br />Community Development Director at (763) 433-9843. <br /> <br />New Business Prospects: <br /> <br />T & D Holdings (TLM Cabinets) will be constructing a 10,000 S.F. project on the Morrell site <br />this summer/fall. The development agreement is signed and a site plan has been submitted. <br /> <br />Huntington Family Properties will be constructing a 15,000 S.F. building to lease for a plumbing <br />franchise (Winn-Nelson). Construction has begun on this project and will be complete by years <br />end. <br /> <br />The City is still waiting for a response from the RFP submitted in July for an unnamed 100,000 <br />S.F. manufacturer. Updates will be provided when new information is available. Staff is <br />recommending property located in Sunfish Lake Business Park to the prospective business. <br /> <br />Staff completed a deal with Denny Sharp regarding a mini-storage project on the old <br />Communicor site (located along County Road #116, just east of Sunfish Lake Blvd.). <br />Negotiations have concluded and the project has commenced. Site preparation and soil <br />correction activities are underway and construction of the building should commence in <br />September. This project will be substantially completed by years end.
