In addition a major portion of the <br />area will require rezoning. <br /> <br />Based on United States Geological Survey's topographic <br />map it appears that the drainage from the plat can be <br />directed to the Mississippi River. However, the developer <br />will be required to obtain permits from the Department <br />of Natural Resources and the U. S. Corps of Engineers. <br /> <br />o <br /> <br />In review of the street layout, the plat indicates four <br />access points unto U.S. Hwy No. 10 & 169. In previous <br />meetings with the MN DOT, they indicated that access <br />unto U.S. Hwy. No. 10 & 169 should be limited to one <br />per half mile. The proposed layout does provide access <br />to the adjacent properties; however, the two dead.end <br />roads to the west are over 1000 feet long. Article 170.038B7 <br />of the City Code limits the maximum length of a cul-de-sac to <br />600 feet.
