BUILDING DESIGN AND SITE PLAN APPROVAL <br /> <br />SECTIONNO. PLAN APPROVAL <br /> <br />It is declared to be the policy of the city to preserve and promote an <br /> <br />attr~ive, stable residential and business environment fop its citizens <br /> <br />through encouraging well conceived, high quality developments. In this <br /> <br />regard, every person, before commencing the construction or major alterations <br /> <br />of a structure, except one and two family dwellings and building accessory <br /> <br />thereto, shall application for Plan. Approval from the city council. <br /> <br />The following rules shall govern appliations fop Plan Approval: <br /> <br />BUILDING DESIGN REVIEW AND SITE'PLAN:REVIEW <br /> <br />1) No building permit for a principal building, or'extension, expansion or <br />accessory thereto in a 3~I'.~' Industmy Districtmtshall be issued withOut having <br /> <br />first been reviewed by th~ planning g zoning commission and approved by the <br />city council following the procedures set forth as follows: <br /> <br />PROCEDURES: <br /> <br /> a. A "Plan Approval" application shall be initiated by the owner or his <br /> <br />authorized agent of the subject property. The applicant shall fill out <br /> <br />and submit to the secretary of the planning commission a "Plan Approval', <br /> <br />application, copies of which are available at the municipal offices, together, <br /> <br />with a reimbursible deposit fee of'Five Hundred Doll'ars ($500.00) which <br /> <br />shall be used to defray expenses of thecity professional staff in review of <br /> <br />said Plan.
