Art Dunn ~oted Na~because a development of this natume,
in his opinion, is doing everything possible to increase the demand for city
services in this area and we shohld not be promoting .this type of development
without sewer and water.

'ALPACA ESTATES'SKETCH PLAN

Mm. Jeff Caine, surveyor from Caine g O'Malley was present with thg developers
of Alpaca Estates.

Engineer Raatikka read his report regarding the sketch plan.

Chairman Peterson feels this would make a very good PUD. It would be the
city's first PUD and the present city ordinance isn't very comprehensive
regarding the PUD but ~his d~gel'o~ment would be suited for it and the type
of business could be spelled out for the commercial area etc..

Art Dunn said he and Engineer Raatikka will get together and come up with
sizes to be used for commercial and industmial lots by using a formula for the
amount of permiable land for on-site septic systems and uses cbemted by certain
business activities.

Administrator Schnelle agmeed that. a PUD would be ideal for this particular
development, it not only allows for specifying the.type of businesses for
commercial, it leaves it flexible for development and also gives the City
better control on it.

-6-
Regular Meeting P g Z -7/2/79
