Ron West said the people buying the residential lots will know what is going <br />on in the adjacent con~nercial area and this is a plus for the development. <br /> <br />Art Dunn said he is not sure how this total proposal will look as far as soils. <br /> <br />Engineer Raatikka said that this area is indicated in the flood area on the <br />flood hazard map and the City will need to have a topographic study submitted <br />for this plat. <br /> <br />Jeff Caine said he is ~most sure that the lots are high enough. <br /> <br />Ben Deemer suggested changing the minimum lot width on the commercial lots <br />to create deeper lots for buffering to the abutting residential zoning. <br /> <br />Mr. Jim Martin asked what size st-~eet would be .required for a service or <br />frontage road, 66 or 80 foot, in which case he may want to ~-lter some lot <br />lines. <br /> <br />Ben~. Deemer feels it should be 80 feet because it could be a four lane street <br />in the future. <br /> <br />Art Dunn said that he feels ~i~h~2~ &c~e.~lot s~ and this isn%~ that. big of an <br />area to create that much traffic problem. <br /> <br />Ben Deemer said that with mecommended accesses every mile it should be a <br />collector street 48 feet of road with turn lanes and shoulder. <br /> <br />Mr. Jeff Caine asked why a four lane moad next to Highway 10 would be necessary. <br /> <br />Mr. Martin said he would like P g Z to make a decision on the~size ~he road should <br />be. <br /> <br />Discussion held on the road, and the possibility that it may be a major carrier <br />from Armstrong Boulevard down to the Husby Park when it is developed. <br /> <br />A vote was taken on whether to have a 66 foot easement. <br /> <br />Ron West and APt Dunn were in favor. <br /> <br />A vote was taken on whether to have an 80 foot road, <br /> <br />Ken Peterson, Ben Deemer and Gerald Zimmerman were in favor of 80 feet. <br /> <br />Chairman Peterson said the recommendation of the P g Z Commission is to plan <br />to have an 80 foot road and if the developers disagree they can present a <br />finding of fact to the P & Z Commission. This decision is not cast in stone. <br /> <br />The front of the buildings in the commercial district will face Highway 10. <br /> <br />The number of access points on Highway 10 were discussed. <br /> <br />Gerald Zimmerman said he feels the accesses should be left there because there <br />is no service road and doesn't feel the City should do everything for the State. <br /> <br /> --7-- <br /> Regular Meeting P g Z - 7/f/79 <br /> <br /> <br />
