None of the lots meet the area and width require- <br />ments of the City Code. <br /> <br />The preliminary plat did not show the existing zoning classifications in and <br />abutting the preliminary plat, the proposed use of the lots, the location and <br />type of surface of the existing roadways, the location and size of existing <br />culverts, the location of existing on-site sewage disposal systems and the <br />front building setback line as required by the City Code. <br /> <br />The developer has not provided a grading plan showing how and where the <br />surface water will be conveyed and disposed of. <br /> <br />As recommended at your April 2, 1979, meeting, the proposed plat has not <br />been revised to include a service road adjacent to the railroad. <br /> <br />e <br /> <br />Based on soil borings and percolation tests completed in 1976 and the <br />Anoka County Soil Survey, the soils appear adequate for on-site sewage <br />disposal systems. <br /> <br />As previously indicated the developer will be subject to cash payment in <br />lieu of park dedication. ~ <br /> <br />keith caswell jr. tJ darrell schneider L~ richard sha <br /> <br /> <br />
