James' and Partners. <br />This developer, has appeared' before the Planning Commission along with <br />their Surveyor, Jeff Caine on July 2, 1979. At that time P & Z <br />indicated to them that theY' would like to see a Planned Unit <br />Development, however', Alpaca EstateS has decided not to have a PUD. <br />The City Engineer"s repOrt regarding the revised sketch plan is <br />enclosed. <br /> <br />All of the conmerCial lots are Proposed to be one (1) acre or larger. <br />There are 38 commercial lots. and 40 single family dwelling lots proposed. <br />Note the Variances requested' on the' Plat drawing. <br /> <br />This plat plan appears to be the Same Or very similar to the original <br />sketch plan, as far as the lot block arrangement' <br /> <br />Enclosure: Letter' from Engineer' Raatikka (Dl-la). <br /> <br />D1 - 2 SITE 'PLAN ' & · DES I (iN .' The' Conmission should review' and discuss the <br />plan with the developer. <br /> <br />Also, the Commission should establish a fee (deposit) to be remitted <br />at the time these Plan applications are Submitted. The blueprint for~the building and <br />pictures of the site and the sketch are in the applicant's file. <br /> <br />This entire property is surrounded by a high fence. One problem <br />that was sited on a visit to this business 'is the flashing light <br />sign in the front of this operation right off the highway - which <br />is in violation of our sign ordinance but /~ was in existence <br />prior to the' adoption of the ordinance. The other sign's are <br />all ~a__t_ the high~ay right of way, and should be back aP l:aast ten feet <br />farther. ~ ~ <br /> <br /> <br />
