None of the commercial lots meet the
area requirement of 2½ acres and none of the residential lots in
Block 9 meet the width requirement of 200 feet.

The right of way width of the street parallel to U.S. Hwy No. 10
and 169 has been increased to 80 feet as requested at your.
July 2, 1979 meeting.

As indicated in our July 2, 1979, letter the two temporary cul-de-
sacs 142nd and 144th Avenues N.W. are approximately 1000 feet long.
Article 170.038 C7 of the City Code limits the length of a cul-de-
sac to 600 feet.

The-revised sketch plan includes topography, which shows that'all
lots in Block 9 contain over 25% of their areas outside the flood-
way. However, it is questionable if all the lots contain 25% area
of contiguous Class I land required for on-site sewage disposal
systems. Class I lands are lands on which the water table remains
greater than six feet below the surface through the year.

keith caswell jr. t~ darrell schneider L~ richard sha
