· Minimum Lot Area <br /> Per Unit: <br /> <br />- 6,000 square feet with planned unit development <br /> <br />- 10,000 square feet without planned unit development <br /> <br />· Locational Criteria: - Generally lower densities on the interior and higher <br /> densities on the periphery of sub-neighborhoods. <br /> Two family units will be permitted on the periphery <br /> of the sub-neighborhoods near points of higher <br /> accessibility to the thoroughfare system. <br /> <br /> - RI, Development not allowed in areas indicated on <br /> the Policy Plan for non-residential uses or RH <br /> areas unless a conditional use permit is obtained <br /> or unless part of a planned unit development. <br /> <br /> - Not suggested for areas adjacent to Principal and <br /> Intermediate arterials. <br /> <br />Facilities: <br /> <br />- Neighborhood park within one-half mile walking <br /> distance of all dwelling units. <br /> <br />- Defined walkway system that connects most homes <br /> with most other homes in sub-neighborhood. Trails, <br /> sidewalks or open space may be used to meet this <br /> requirement. <br /> <br />- Neighborhood shopping facilities within five <br /> minutes driving time from all homes. <br /> <br />RESIDENTIAL MEDIUM DENSITY <br /> <br /> Development in the medium range of residential land use identified by the <br /> <br /> RM designation· High density single family clusters, townhouses, smaller <br /> <br />. multiple family structures, and an occasional medium-rise apartment structure <br /> at low densities are all expected to be developed Within these areas. <br /> In large developments,a variety of housing types and~densities will be <br /> encouraged in each development rather than adhering to uniform buildings <br /> spaced evenly throughout the site. The following criteria and guidelines <br /> should be applied when establishing the locations for RM areas as well as <br /> in the site planning development uses. <br /> <br /> <br />
