PLANNING C0~ISSION BUSINESS <br /> <br />Enclosure (D4-a) Application for subdivision <br /> (D4-b) Sketch plan <br /> (D4-c) Engineers Report <br /> (D4-d) Easement grant <br /> <br />4) ROLAND LOOYAN: <br /> <br />A soil test report is being reviewed by Engineer Raatikka. He will have a <br />report for the Commission on Monday night. <br /> <br />The Planning Commission should also discuss the lot arrangement as shown on <br />the sketch and also review Engineer Raatikka's comments in his report <br />attached. <br /> <br />The lots do not meet lot size requirement in the Transitional Area of two <br />and one-half (2½) acres. He has a total of approximately seven and one- <br />half (7½) of subdividable land exclusive of road easements on t67th and <br />County Road 5. The southwest lot has an odd shape with a street easement <br />through it -- this lot should be taken out and made a part of the other <br />lots. <br /> <br />Mr. Looyan has a road easement through his property for Garnet Street. So <br />he has actually only six and one-half (6½) acres which is already divided by <br />Garnet Street easement. If you approve of this plan, the road should be im- <br />proved to serve the vacant land to the south of it. <br /> <br />Mr. Looyan did indicate that he is open to suggestion on how to layout his <br />plat. <br /> <br />The Planning Committee sees that he can subdivide into two lots and said <br />subidivision already exists by his granting of the road easement. <br /> <br /> <br />
