Sketch Plan of Duncan Johnson for a proposed land subdivision. <br /> <br />Mr. Johnson owns Lot 9, of B]ock 2, and Outlot "A" of Carol Rose Acres. <br />Iiis existing lot is about one acre (1.8 acres). The frontage on 163rd <br />is 574.19 feet and 200 feet on Variolite. He wishes to split his existing <br />Jot into two Jots using part of the Outlot to create enough additional land <br />to meet the 2½ acre requirement for the new lot. He is submitting two <br />options. Option #1 would be creating two lots, leaving his existing homestead <br />with a lot of just under one acre which will not meet city code and requires <br />a variance and the new lot would not meet code lot area requirements or <br />frontage.
