LANDS CAP I NG/-~ ~- ~AJ ] ~l~_~ <br /> <br />Landscaping of Pa~kin9 Lots <br /> <br />For lots with a paved area greater than 20,000 square feet, a minimum <br />of 4 percent of the paved' area must be landscaped to create a visual relief. <br />This provision is in addition to the landscaping of minimum required setbacks <br />and must be used in a fashion that will break the expanse of paving. <br /> <br />Landscaping shall mean, at a minimum, the use of trees and a ground cover <br />defined as grass, shrubs, or other material allowing water to seep <br />through the ground. Berming can also be used efficetively. Berm profile <br />shall not exceed a slope of one foot of elevation in two horizontal <br />feet unless approved methods of slope stabilization are utilized. However, whenevel <br />berms are created for aesthetic or screeing purposes, they should be created <br />with lesser slopes, such as 1 in 4. <br /> <br />Slope stabilization techniques <br /> spreading shrubby ground gover (preferably evergreen) <br /> terracing with a combination of retaining structures and ground cover <br /> <br />Side yard landscaping requirements for parking areas may be reduced if the <br />developer propses to locate his parking area next to an existing or proposed parkin~ <br />lot on an adjacent parcel owned by others and the owners ahve a written <br />agreement to allow joint parking and a common driveway. However, only the common <br />boundary to be used for parking will qualify. In such .case, the sum of the <br />parking areas of the two owners will determine the landscaping requirmeents within <br />the total parking area. Parking areas and driveways shall have concrete <br />curb and gutter accordiing to standards provided by the City Engineer. <br /> <br />LANDSCAPING OF SETBACKS. Ail areas not desingated for buildings, circulation, <br />parking and .storage shall be landscaped. <br /> <br />The purpose of setbacks landscaping is twofold. <br /> a. visual relief and aesthic purpose <br /> b. screening <br /> Screening must be provided whenever parking, storage or loading is <br />allowed on the site within the front yard, rear yard, or side yards adjacent. <br />to residentail land use or to parcels zoned for residential use. Screening - <br />for privacy must also be provided whenever the proposed commercial or industrial <br />use will allow for direct view into a residential unit or its adjacent areas <br />of privacy. <br /> The landscaping of setbacks should be in scale with the size of the develop- <br />ment. <br /> Minimum landscaped area for side and rear setback shall be 10 feet wide <br />except in cases of residential zoning boundaries then the minimum landscaped <br />area shall be increased to 15 feet unless a solid fence or wall has been <br />approved by the City Council. <br /> <br />Landscaping may include: <br /> a. Tree planing aG the rate of at least one tree per 30 linear feet. <br /> b. Combination of berming and tree planting <br /> c. Combination of berming and shrub planting. <br /> <br /> <br />
