205.107. Screening <br /> <br />1. General Requirements <br /> <br />205.107 <br />Screening <br /> <br />A. All screening must be approved by Building Board. <br /> <br />B. All screening within 30 feet of all driveways and street intersections shall not be over 36 Inches in height <br />above the curb or center line of the street. <br /> <br />C. All screening shall be maintained adequalely for the purpose it was originally .intended for on the <br />approved plans. <br /> <br />2. Pa.rking Facilities <br /> <br />Parking between the building and frontage street must be screened from the street by a hedge, solid fence or <br />closely grown planting strip, at least 36 inches in height. <br /> <br />3. Loading Facilities <br /> <br />Loading in the side yard must be screened from view from the public street by a planted st~ip or a 6 foot fence of <br />substantial construction approved by the Building Board. <br /> <br />4. Material & Equipment Storage <br /> <br />'A. All raw materials, supplies, finished or seml-~lnlshed products and equipment, not Including motor <br />vehicles, shall be slored within an enclosed building or to be screened on all sides from public view bY a <br />fence or other approved screen which extends 2 feet above the highest item to be stored with the height of ' <br />fence not to exceed eight (8) feet. <br /> B. Motor vehicles, necessary to the operation of the principle use, may be stored only within the permitted <br /> rear lot parking area, if they are not readily visible by the public. <br /> <br />5. Garbage Storage <br /> <br />Garbage receptacles or Incinerators must be in either the rear or side yard and must be screened from public <br />view by a 6 foot approved fence. <br /> <br />~. Dislrlct Separation <br /> <br />When Commercial property is adjacent to or across a public right of way from any residential district, the <br />following requirements must be observed: <br /> <br />A. Across a public right of way; <br /> <br />1) There shall be a 5 foot sidewalk along any street, with the front of sidewalk located on th~ pr. operty <br />line. <br />Council may allow the applicant to delay the Installation of the sidewalk, If the applicant signs an <br />agreement that he will conslruct the sidewalk when the City requires the inslallatlon at a later date, <br />depending upon the development of the surrounding area. <br /> <br />2) There shall be a 15 foot planting strip located behind the required sidewalk, and substantial enough to <br />create a physical separation between the public right of way and the Commercial property. <br /> <br />There shall be either a planting strip, fence, or wall provided on Commercial property on a side adjacent to <br />.any other district. This must be substantlal'en0ugh.to create a physical separation of the properties involved <br />and considered acceptable by the Building Board. <br /> <br />205-33 <br /> <br /> <br />
