Chai'rman Peterson said the Commission would like to see what he intends to. do with his land and that if he went to a PUD they would look favorably on it, Jim Martin said he did not know right now what he would do with the land but that during this inflationary period he has no intention of selling a~y of it. He is quite concerned that if his land is downzoned from industrial to residential he would have a problem getting it changed to something else in the future because it is right next to the Husby nature area. It is the consensus of the commission that Mr. Martin's land be zoned residential along the critical river area as delineated by the critical river line and the land between the highway and the critical river line be zoned t° commercial. Ben Deemer suggested moving the Urban Area line further to the north and west to include the area of undeveloped land. He said this may help get smaller lot sizes and give the City more control over development since it would be subject to the Urban Development Permit regulation. The Sanitary Landfill is to be changed from industrial to park, Bill Aydt and Kerssen properties are to be shown as UMB which is what they are zoned. Administrator Schnelle suggested that the school be rezoned to lIMB and have the school district indicate any future school locations that may be proposed and zone them for school. The next workshop meeting is changed from Tuesday 2/19/80 to Wednesday 2/20/80. Minutes of Planning and Zoning meetings are to be sent out to the Commissioners as soon as they are typed.
