Also drainage calculations <br />for determining drainage structure sizes and ponding requirements have <br />not been completed. <br /> <br />2.~.,In discussing the signalization of Armstrong Blvd. with MN/DOT, they <br /> indicated that it may not be done for five years unless accidents or <br />,~X, increased traffic warranted it. Cost of signals is apportioned between <br />?~ governments based on entering legs. The City would be responsible for <br /> the leg created by the development of Alpaca Estates. Therefore, the <br /> City may wish to require the developer to escrow funds for the future <br /> signalization of Armstrong Blvd. <br /> <br />4. <br /> <br /> 3..jThe lot sizes within the Mississippi River Corridor Critical Area have <br />'~rj not been determined. Presently the City Code requires a minimum lot <br /> size of 2~ acres for both residential and commercial development in this <br /> area. However, the City is considering reducing the commercial lot size <br /> to one acre. Both the 2½ and one acre lot sizes are inconsistent with <br /> the five acre minimum required by the Critical Area Interim Development <br /> Regulations. <br /> <br />The preliminary construction plans have not been revised to reflect changes <br /> <br />keith caswell jr. ~ darrell schneider ~; richard sha <br /> <br /> <br />
