The sketch plan conforms to the overall 5 acre <br />density required within the Critical Rivers Corridor. It is our under- <br />standing that the Environmental Quality Board and Met Council are in <br />agreement with the proposed layout and will document that in a letter. <br /> <br />The existing zoning within the plat is business and the proposed land <br />use is for both business and residential. Therefore, a zoning change <br />will be required. Also, the developer should indicate which areas are <br />proposed to be left for business. <br /> <br />As previously stated, we would recommend that the cul-de-sac be shifted <br />to the east plat boundary or an easement be provided to allow for future <br />access of the abutting property. <br /> <br />Access to the plat has been changed to provide right turn ingress and <br />egress from Highway 10. This access will require approval of the Minnesota <br />Department of Transportation. <br /> <br />In review of the soil borings it appears that the soils will require <br />modification to slow the percolation rate. The soil borings also indicate <br />perched ground water along the proposed east-west street. However, as <br />previously stated, it appears that adequate areas of Class I soils are <br />available on each lot to make them buildable. <br /> <br />civil · municipal · planning · environmental · land surveying · geatechnics · waste treatment <br /> <br /> <br />
