In addition, the City recognizes (1) that manufactured houses <br />on permanent foundations in the City would provide many residents with <br />decent, safe and affordable housing, (2) that the National Mobile Home <br />Construction and Safety Standards Act of 1974, 42 U.S.C. et seq <br />establishes federal mobile home construction and safety standards and <br />requires all mobile homes produced after June 15, 1976 to have federal <br />certj_fication, (3) that Chapter 490 of Minnesota Session Laws for 1982 <br />prohibits the unconditional banning of manufactured homes from residential <br />zones if the manufactured home complies with Minnesota Statutes, Section <br />327.31 to 327.35, and (4) that improved techniques and materials have made <br />manufactured homes virtually indistinguishable from conventional housing <br />and have decreased the cost of residential housing. <br /> <br />170.014N(2) Manufactured Houses Authorized. Placements of <br />manufactured houses in residential zoning districts within <br />the City is authorized upon compliance with the following <br />conditions and upon compliance with all other conditions of <br />the City Code except those City Code conditions which may'be <br />at variance with the following'conditions: <br /> <br />a. Manufactured houses shall comply with all zoning <br /> regulations for the zone in which they are located. <br /> <br />b. A building permit and any other required permits shall be <br /> obtained for such manufactured housing. <br /> <br />c. Manufactured homes shall have minimum floor areas as follows: <br /> <br />1) One Family Structures <br /> <br />One-family structures shall have at least three (3) <br />livable rooms and the overall dimensions shall contain <br />the following minimum areas: <br /> <br />I <br />I <br />I <br /> <br />Rambler without garage <br /> <br />Split level without garage <br />the combined main living floors <br /> <br />Full two story with or without garage, <br />exclusive of lofts, balconies and any <br />other similar construction on which is <br />not a full story <br /> <br />960 sq. ft. <br /> <br />912 sq. ft. on <br /> <br />720 sq. ft. <br /> <br />I <br />I <br /> <br />2) <br /> <br />Rambler with a 440 square foot garage <br /> <br />Split level with a 440 square foot <br />garage <br /> <br />Two Family Structures <br /> <br />768 Sq. ft. <br />768 sq. ft. <br /> <br />Two-family structures shall have at least three (3) <br />livable rooms per family and the overall dimensions shall <br />contain an area of not less than seven hundred fifty (750) <br />square feet on the first floor per family, including foyer <br />and exclusive of garage. <br /> <br />P & Z/July 26, 1982 <br /> Page 2 <br /> <br /> <br />
