I <br />I <br />I <br /> <br />PLAI~NING AND ZONING COMMISSION <br /> PUBLIC HEARING <br /> CITY OF I~JMSEY <br /> ANOKA COUNTY <br /> STATE OF MINNESOTA <br /> <br />A public ]]earing by the Ramsey Planning and Zoning Commission was held on <br />Tuesday, Oc~2ober 5, 1982 at the Ramsey Municipal Center, 15153 Nowkhen <br />Blvd. N.W., Ramsey, Minnesota. <br /> <br />I <br />I <br />I <br />! <br />I <br />I <br />I <br /> <br />M~_.ml3e rs Present: <br /> <br />Mr. Kenneth Peterson (Chairman) <br />Mr. Arthur Dunn <br />Mr. Gerald Zimmerman <br />Mr. Benjamin Deemer <br />Mr. ~arles LaDue <br />Ms. Kathy Schneider <br /> <br />Also Present: <br /> <br />Mr. Clayton Berg, City Building Official <br /> <br />Members Absent: Mr. Robert Isakson <br /> <br />Chairman Peterson called the public hearing to order at 7:29 P.M. ~e <br />purpose of the public hearing was to receive input regarding Mr. A1 Bullick's <br />request for rezoning of Lot 4, Block 3 Riverside West Addition from R-1 <br />Eesidential to B-1 Business. <br /> <br />Mr. A1 Bullick was present and stated that the size of the parcel he is <br />requesting rezoning for is 1 1/8 acre. <br /> <br />Mr. Clayton Berg informed the Commission that he had just received a phone <br />call from a homeowner in the area and that the homeowner would be a few <br />minutes late for the public hearing. <br /> <br />I <br />i <br /> <br />Ivars Wagner - 6802 137th Avenue N.W. - If this rezoning is approved, what <br />will the potential impact be on the neighboring residential property? <br /> <br />Mr. A1 Bullick replied that he has no plans for commercial development for <br />that parcel at this time, that he just would like to see the boundary for <br />commercial area brought straight across to include Lot 4, Block 3. <br /> <br />! <br />I <br />'1 <br />I <br />I <br /> <br />Ivars Wagner - Inquired if there were different commercial classifications. <br /> <br />Chairman Peterson replied that permitted uses for commercial area adjoining <br />residential area are restricted. <br /> <br />Mr. Berg stated that the B-1 Business zone is limited to retail sales to a <br />final customer. <br /> <br />Mr. Benjmin Deemer asked Mr. Bullick what his need was to rezone this <br />parcel when he does have other vacant business lots. <br /> <br />Mr. Bullick that when there is a commercial and residential lot right <br />across from each other, it only creates friction. He further stated that <br />potential buyers are reluctant to purchase a residential lot that is located <br />too near a business lot and that a potential purchaser of a business lot is <br />reluctant too locate too near a residential area. <br /> <br />P & Z/October 5, 1982 <br /> Public Hearing <br /> Page 1 <br /> <br /> <br />
