Inasmuch as the North bouada~%~ adjoins exis <br />existing Urban ~esidential use and similarly across the county road the present <br />use is residential, this development will act as a buffer between single fam- <br />ily use and commercial business loc~tion. Use of landscaped area together <br />with rustic exterior elevations and the use of harmonizing earth tones in <br />paint colors will serve to make the development comF. atible with existing uses <br />and the general appearance attitude of the community. <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Construction of the project is tentative at one unit per calender year until <br />completed. <br /> <br />The allowable density according to ordinance is 5 - 15 units per acre. Init- <br />ially I propose a density of ~ units per lot ( gross acreage one acre ) How- <br />ever when full ~ublic utilities are available construction to maximum density <br />would be contemplated. <br /> <br />Onsite sewage disposal will be facilitated by use of concrete septic tank and <br />arainfield installation complying with city requirements. Individual wells are <br />to be used at each building. It should be noted that the onsite sewage dis- <br />posal systems are designed for full compliance of continous use systems and <br />not the minimum requirements set forth in 150.01~ H ( 1990 Urban Service Area <br />,\]ternatives ) <br /> <br />The proposed units will consist of kowhouses ( 2 story ,~ 1024 sq. feet ) and <br />Ap~tments ( splitlevel (~ 864 sq, feet ) The ownership type has not been <br />fully determined at this date. <br /> <br />I am looking forward to the commencement of this project. The quality of <br />co~mtruction that has been a trademark of Scandinavian Construction Company <br />in [:asr projects will be reflected in Ramsey Commons.
