We discussed the pending UMB permit <br />application for my plat and the performance bond requirements <br />of Mr. Raatikka's letter of August 18, 1982. <br /> <br />In our converations I explained to Mr. Raatikka and Mr. Schnelle <br />the intended construction procedure proposed for Ramsey Cold, OhS <br />is as follows: Dwelling construction will commence on lot one, <br />then lot four, then lots two and three. <br /> <br />In that ample natural drainage and ponding capacity for lots <br />one and four presently exists, it is my intent to not disturb <br />the topography of lots two and three until such time of construction <br />of dwelling units on those lots to avoid the additional expense of <br />duplication of equipment and manpower. <br /> <br />They agreed that the Performance bonding requirements would be <br />waived to allow the filing of the plat of Ramsey Commons and that <br />the grading - ponding construction be allowed to be done concurrent <br />with the construction of dwelling units on those lots. Performance <br />guarantee of those improvements would be facilitated by the <br />requirement, to be included in the language of the Urban Development <br />Permit, that the grading - ponding construction be substantially <br />completed prior to issuance of a Certificate of Occupancy for lots <br />two or three, covering any remaining uncompleted work on those <br />improvements. <br /> <br />Concerning the Urban Development Permit application you are now <br />processing, I will be again out of the country while this process <br />is being completed. We have jointly reviewed all the documents and <br />requirements for compliance with Article 170.015 of the City Code. <br />Should there be need for additional information or contact prior to <br />my return, I can be reached at the Hotel Crown, Itaewon Dong - <br />Yongson ku, Seoul, Korea. <br /> <br />I appreciate your cooperation in this matter. <br /> <br />Sincerely, <br /> <br />Delano D.
