It was his feeling <br />that the best location for a driveway would be to Nowthen Blvd. NW. <br />He arrived at this conclusion because of the curve and the excessive <br />grade on Sunfish Lake Blvd. NW where it enters Nowthen'Blvd. ~{. We <br />at'Staff concur with Mr. Swing's conclusions. Accordingly, the prepara- <br />tion of your site plan, which is required as a part of the City's site <br />and design ordinance, would seem to be appropriate at this time. <br /> <br />In order to better expedite your request, we would advise you of the <br />following tentative schedule as well as spell out the information we <br />will need. <br /> <br />As you know, your public hearing for your conditional use permit has <br />been set for 7:30 p.m., Tuesday, June 7, 1983. For this meeting we <br />will need a site plan showing your proposed structure location, parking <br />and your proposed driveway location. <br /> <br />The Planning and Zoning Commission will then forward their findings <br />and recommendations to the City Council for their regular meeting of <br />June 28, 1983. We would recommend that at that time they'also review <br />your plans in accordance with their site .and design ordinance, a copy <br />of which we have attached for your information. To insure that there <br />are no delays in either the Council's approval or our issuance of a <br />building permit,because of inadequate information, we feel that a meeting <br />with you and your architect would be advisable. This should be done <br />prior to either of the meetings. <br /> <br />The final step, providing all other approvals are made, will be the <br />issuance of your building permit. For this we will need two sets of <br />plans, signed by an architect or engineer registered under the laws <br />of the State of Minnesota, energy calculations in accordance with the <br />requirements of the State Energy Code, a certificate of survey of the <br />property, a soil test and a perculation test. Your architect or <br />engineer should also submit the design for your on-site septic system <br />along with the plans. <br /> <br /> <br />
