ii <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> The nature of the adjoining land or buildings; <br />c) The proximity of a similar use; <br />d) The effect upon traffic into and from the premises, or on <br /> ~ny adjoining roads; <br />e) The total number of similar uses within the City; <br />f) Whether or not the use will be dangerous or otherwise <br /> detrimental to persons residing or working in the vicinity <br /> of the use, or to the public welfare, and whether or not <br /> it will substantially impair the use, enjoyment or value of <br /> any property. <br /> <br />10) That the establishment, maintenance or operation of a church on the sub- <br />ject parcel will not be detrimental to or endanger the public health, safety <br />or general welfare and is not contrary to established standards, regulations <br />or ordinances of other governmental agencies. <br /> <br />11) That the proposed Church use will not create an unsightly, undesirable <br />or obnoxious in appearance building and that it will not hinder the orderly <br />and harmonious development of the City in the R-1 Zone wherein it is proposed. <br /> <br />12) That the Church use will not substantially be injurious to the permitted <br />uses nor unduly restrict the enjoyment of other property in the immediate <br />vicinity nor substantially diminish and impair property values within the <br />area. <br /> <br />13)' That the establishment of the use will not impede the orderly and normal <br />development and improvement of the surrounding property for uses permitted <br />in the R-1 Zoning District. <br /> <br />14) That the subject property will be provided with adequate water supply <br />and sewage disposal facilities in accordance with applicable standards which <br />will be a condition of the permit if the use permit is granted. <br /> <br />15) That adequate access road, on-site parking, on-site loading and unloading <br />and drainage have been or will be provided and will be a requirement if the <br />use permit is granted. <br /> <br />16) That adequate measures have been taken to provide ingress and egress so <br />designed to minimize traffic congestion on public roads and this will be a ~' <br />requirement if the permit is granted. <br /> <br />17) That the use will conform to all applicable regulations of the R-1 Zoning <br />District consistent with the proposed use. <br /> <br /> <br />
