The proposed development consists of an 18-hole golf course, 20 single
family residential lots, approximatel~y__f~cr_ps nf multil~~
(long range development) and ~pp-~-~mately 13 acres of rural-commercial
development space. The six (6) acres of multiple family housing ~onsists
of two three-acre parcels adjacent to Helium Street and 170th Lane N.W. and
the 13 acres of rural commercial de_v~]o~m_ent.~s.p_rQposed adjacent to S.T.H.
No. 47~

The proposed residential development is not consistent with the City's
Comprehensive Plan which allows a density of one (1) dwelling per ten (10)
acres. On this plat, the developer was assessed for six future two and
one-half (2 1/2) acre units along 170th Lane and Helium Street at the time
those streets were paved. Therefore, the City may allow development of six
units at a density of two and one-half (2 1/2) acres per unit and the
balance of the non-commercial property to be developed at a density of one
(1) unit per lO acres. This would allow for current development of 17.
lots.

e

The proposed lot size may not consistent with the City's two and one-half
(2 1/2) acre requirement. The proposed lots appear to be approximately one
(1) acre.

civil · municipal · planning · soils · land surveying
