Such maps shall be drawn at a scale of 1" = 100' and shall indicate topography at a two-foot contour interval. It shall show in accurate detail' the topography, existing buildings, land features and trees. 2. The written statement shall include the following: a. An explanation of the general character of the planned development; b. A statement describing the ultimate ownership and maintenance of all parts of the development, incldd- ing streets, structures, and open space; c. The total anticipated population to occupy the planned unit developments, with breakdowns as to the number of school age children, adults, and families. F'INI)JNGS I~QUI RED The findings necessary for approval of the preliminary and final devel- opment p:].ans shall be based on the following and describe in what res- pect th'c pi. an would or would not be in the public interest. 1. The plan is not in conflict with the Ramsey Comprehensive Plan, as amended. 2. The plan is designed to form a desirable and unified development within its own boundaries. 3. The proposed uses will not be detrimental to present and future ].and uses in the surrounding area. 4. Any exceptions to the standard requirements of the zoning and subdivision ordinances are justified by the design of the develop- ment.
