A minimum of twenty percent (20%) ~or <br />private or public open air recreational uses protected by adequate <br />covenants running with the ]and or by conveyances or dedications as <br />the pi. arming commission shall specify sball .be an integral part of <br />the plan. Such open space shall not include space devoted to streets, <br />parking and private yard space. <br /> <br /> 7. Density. An increase in density from table 3D and 5H <br />may be allowed under the following cgnditions, provided that traffic <br />patterns will not be adversely affected and that public facilities <br />are adequate: <br /> <br />a. For undeveloped common open space, a maximum increase <br /> of five percent (5%); <br />b.
