PLANNING AND ZONING COMMISSION <br /> PUBLIC HEARING <br /> CITY OF RAMSEY <br /> ANOKA COUNTY <br /> STATE OF MINNESOTA <br /> <br />A public hearing by the Ramsey Plan-lng and Zoning COmmission was held on <br />Tuesday, August 2, 1983 at the Ramsey Municipal Center, 15153 Nowthen Blvd. <br />N.W., Ramsey, Minnesota, regarding preliminary approval for Rum River Hills <br />Planned Unit Development (PUD). <br /> <br />Members Present: <br /> <br />Also Present: <br /> <br />Mr. Kenneth Peterson, Chairman <br />Dr. Duane Kennen <br />Mr. Gerald Z~m~erman <br />Mr. Benjamin Deemer <br />Mr. Robert Isakson <br />Ms. Kathy Schneider <br />Mr. Charles LaDue <br /> <br />City Administrator Lloyd Schnelle <br />City Building Official Clayton Berg <br />City Engineer Peter Raatikka <br /> <br />Chairman Peterson called the public hearing to order at 7:37 p.m. <br /> <br />Mr. Bill Dorn was present and stated that the PUD involves 150 acres of land <br />located east of an area bounded on the west by Hwy. #47, on the north by 171st, <br />on the south by Rum River Acres and on the east by White Pine Estates and the <br />Rum River. The developers are proposing an 18 hole golf course that will <br />incorporate 10 acres of commercial land on Hwy. 47, residential land in the <br />middle of the golf course and two outlots in the area of Helium and 171st, <br />which will be held for future development. ~ne southerly portion of the <br />subject land has already been approved for a 9 hole golf course and the northern <br />area has been preliminarily approved for 2% acre lots; but the developer's <br />would rather develop this area into an 18 hole golf course by reducing the <br />number of residential lots and this would still allow the developers to profit <br />on their original investment. <br /> <br />Mr. Dorn stated that the concept~ involved are: <br /> <br /> 1. 10 acres of commercial on ~wy. #47. <br /> <br /> 2. Dedication to the City land that will not be used for residential lots <br /> and reconveyance of that land to the golf course developer. <br /> <br /> 3. Useage of municipal passive park for fairways on a lease basis, but <br /> it has been recommended by City Staff that this land be acquired by <br /> purchase. <br /> <br /> 4. Residential lots adjacent to the golf course fairways. <br /> <br />These concepts have already received preliminary approval of P&Z, Council <br />and Park Commissio~ and the developers have no problem complying with <br />specific recommendations made by City Staff in their u~dated memo to P&Z. <br /> <br />P&Z/August 2, 1983 <br /> Public Hearing <br /> Page 1 of 3 <br /> <br /> <br />
