M~, Dom stated tha~ after these preliminary plans presented are approved <br />by P&Z and Council, final plans will be prepared and brought before P&Z <br />and Council for final approval. After final approval the land will be <br />rezoned PUD. <br /> <br />Chuck Klein - 5551 164th Lane - Inquired if the residential lots proposed <br />would be single family lots. <br /> <br />Mr. Dorn replied that they would be and that the two outlots proposed were <br />originally intended for multiple family dwellings if and when municipal <br />sewer and water became available, which could be 20 years from now. P&Z <br />requested that.~he developers not specify that the outlots as multi~e <br />dwellings and the developers are complying with that request; there are no <br />specific plans for that land now. <br /> <br />Chuck Klein - Inquired if Wes Bulen is conveying land to the City and the City <br />in turn conveying that land to the developers. <br /> <br />Mr. Dorn replied that Wes Bulen was not. <br />Chuck Klein - Inquired regarding access. <br /> <br />Mr. Dorn replied that 167th would be extended across Hwy. #47 into the PUD. <br />Final access plans will be per rec~endations of engineers and Minnesota <br />Safety Department. <br /> <br />Chuck Klein asked Building Official Berg if the residential lots proposed were <br />acceptable building sites. <br /> <br />Mr. Berg replied that that would be hard to determine until the engineering <br />data has been prepared, but that issue would be addressed in the fihal plans. <br /> <br />Mr. Dom noted that the density comes out to be about one lot per 6 or 7 acres. <br /> <br />Chuck Klein inquired as to how 2% acre lots could be approved when the Comprehen- <br />sive plan states a density of 1 in 10 acres. <br /> <br />Chairman Peterson noted that the overall density of the .development is 150 acres <br />and the developers are proposing 20 lots. <br /> <br />Commissioner Schneider explained that another plat was recently approved <br />involving 40 acres where the developer created 4 2% acre lots and agreed not <br />to build on the remaining land. <br /> <br />Chuck Klein inquired if the City will retain oWnership of lan. d that is conveyed <br />to the City. <br /> <br />Mr. Dorn replied that the City would not retain ownership, that the land would <br />.bp. immediately conveyed to Wes Bulen on the condition that he develop it as <br />a public golf course. By doing this the PUD developers ~ill receive a tax <br />credit for their donation and the donated land that is being used for t~e golf <br />course will go back on the City tax roles. <br /> <br />Chuck Klein - Inquired if Wes Bulen would be able to resell the land. <br /> <br />Mr. Dom replied that he could but the land is only zoned for golf course. <br />If the golf cours~ went bankrupt, for instance, the land could be rezoned but <br />there would be certain procedures to be followed included public hearings. <br /> .P&Z/Au~ust 2, 1983 <br /> <br /> <br />
