Conditions of Agfeen~nt (continued) Applicant shall submit to the City of Ramsey four. (4) copies of the final site plan which confo~vns to all City of Ramsey conditions of approval within ten (10) days following the date of City Council approval. Applicant shall deposit with the City of Ramsey, a cashiers check, irrevocable letter of credit, performance bond, or other suitable security acceptable to the City of Ramsey in the amount of 150 percent (150%) of the cost of completing all landscaping improvements to include plantings, final site grading, fencing, lighting, driveways or parking areas, and curbing. Applicant-shall substantiate his costs for all landscaping improvements to the City Administrator, or his representative. Applicant shall notify the City of P~msey at least 72 hours irFadvance of the date Applicant is ready for final inspection of his site, and of his request for release of the financial guarantees provided to the City of Ramsey in Item 3. 5. As app].icant complies by compl'et'ing the site~ conditions defined under Item 3, the City of Ramsey may release all, or any portion, of the financial guarantees upon written request to the City of Ramsey, however in no event shall the City of Ramsey rel~ease any amount which would reduce the remaining guarantee below 150% of the cost to complete all remaining site conditions.. If applicant does not conmence construction is his project, including physical facilities, within six (6) months following approval of this agreement, the City Council approval shall be considered null and void for the entire project, unless' an extension is granted by the City Council.
