TO TRAP SED]]~fENT (AN EROSION AND SEDIIfENTATION PLAN SHALL BE SUBMITTED <br />PRIOR TO CONSTRUCTION ON ALL SLOPES GREATER THAN 12% EXPRESSING THE <br />CALCULATED ANTICIPATED GROSS SOIL LOSS (EXPRESSED IN TONS/ACRE/YEAR) <br />BOTH DURING AND AFTER CONSTRUCTION. <br /> <br />Page 69, paragraph 2: The applicant can demonstrate that development <br />during and after construction, can be accomplished without increasing <br />erosion, and that there is proper utilization of controls to reduce <br />r~off to non-destructive levels. <br /> <br />Page 71, paragraph 11: An erosion and sedimentation control plan <br />indicating the type, location, and necessary technical information on <br />control measures to be is_ken both during and after construction including <br />a statement expressing the calculated anticipated gross soil loss expressed <br />in ton/acre/year both during and after construction. <br /> <br />In response to your paragraph l(c), please refer to page 71, paragraph <br />9 of reference (a): A landscape plan drawn to an appropriate scale, <br />including dimensions and distances and the location, type, size, and <br />description of all ex~sting vegetation, clearly locating and describing any <br />vegetation proposed for removal and all proposed landscape materials which will <br />be added to the site as part of the development. <br /> <br />Further, refer to page 72, paragraph t~ and page 74, "river setback" of <br />reference (a). <br /> <br /> Page 72, paragraph 14: A description of the method to be provided <br />for vehicuJarand pedestrian access to the proposed development and <br />public access to the river and/or public river view opportunities both <br />before and after development; a description of the development's impaet <br />on existing views of and along the river. <br /> <br />In response to your paragraph l(d), the City sees no need for a <br />sea plane policy as the river is not navigatible for such a draft. <br /> <br />In response to your paragraph t (e) 1, The City is reaiigning, defining <br />and delineating this line on a map and all of the Critical Area will be <br />in the URBAN SERVICE AREA.,.and the City is in the process of adopting the <br />Wild and Scenic Ordinance. <br /> <br />In response to yot~r paragraph l(e)2, the answer'to this'is that when <br />the Urban Service Area line is changed the rural open space will be non- <br />applicable. <br /> <br />In response to your paragraph l(e)3, please refer to enclosure (1) and (2). <br /> <br />In response to 'your paragraph l(e)4, refer to page 40, paragraph 1 -- <br />(The City intends %o delete the 45 foot for commercial buildings as it is <br />in conflict with our zoning code) <br /> <br /> Ail residential development within the Critical Area shall be limited <br />in height to 35 feet and 45 feet for Commercial. <br /> <br />Page 2 <br /> <br /> <br />
