Landlord and Tenant Resources <br /> The City will make the following resources available on a voluntary basis. <br /> • Crime Free Housing lease language <br /> • Rental unit walk through/Certificate of Occupancy ($51) <br /> • Attorney General resources for Landlords and Tenants <br /> Evaluating Future Program Changes <br /> The City acknowledges that a significant issue does not exist today. Issues with property maintenance of <br /> rental properties are the exception, not the norm.The goal of this program is prevention. The City will <br /> continually monitor the quality of the housing stock, including rental properties.The City will look for <br /> clusters of data that represent potential neighborhood issues, and re-evaluate the effectiveness of the <br /> program at that time. Below are the factors that the City will continue to monitor. <br /> 1. Clusters of violations of public nuisance code and exterior maintenance. If the City determines <br /> there is sufficient empirical data to support a broader issue, the City will consider adding <br /> inspections of the exterior of the property. If implemented, the intended approach would be a <br /> tiered approach. In the tiered approach, high scoring properties would receive less frequent <br /> inspections and lower license fees. <br /> 2. Clusters of violations of interior building codes. If the City determines there is sufficient <br /> empirical data to support a broader issue, the City will consider adding inspections of the <br /> interior of the property. Such violations include improper egress, safety devices (smoke <br /> detectors, CO2 detectors, etc.), and unauthorized conversions of single-unit dwellings into <br /> multiple. If implemented, the intended approach would be a tiered approach. In the tiered <br /> approach, high scoring properties would receive less frequent inspections and lower license <br /> fees. <br />
