Commissioner introduced the following resolution and moved for its adoption: <br /> RESOLUTION#16-10-179 <br /> RESOLUTION ADOPTING FINDINGS OF FACT #0967 RELATING TO A REQUEST <br /> FROM GREG BAUER OF TRILOGY HOMES INC., FOR A VARIANCE TO THE <br /> FRONT YARD SETBACK REQUIREMENT. <br /> WHEREAS,Greg Bauer of Trilogy Homes Inc, hereinafter referred to as"Applicant," has <br /> properly applied for a variance to the front yard setback requirement established in Section 117- <br /> 111 (R-1 Residential District) of the Ramsey City Code on the property generally known as 16062 <br /> Rhinestone Street NW and legally described as follows: <br /> Lot 1, Block 6, Sweetbay Ridge, Anoka County, Minnesota <br /> (the"Subject Property"). <br /> NOW THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF THE <br /> CITY OF RAMSEY,ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> 1. That the Applicant submitted an application for a variance on September 19, 2016. <br /> 2. That the Applicant appeared before the Planning Commission for a public hearing pursuant to <br /> Section 117-53 of the Ramsey City Code on October 6, 2016, and that said public hearing was <br /> properly advertised, and that the minutes of said public hearing are hereby incorporated as a <br /> part of these findings by reference. <br /> 3. That the Subject Property is zoned R-1 Residential (MUSA) and is approximately 34,971 <br /> square feet(0.80 acres) in size. <br /> 4. That the Subject Property is surrounded by properties also zoned R-1 Residential (MUSA). <br /> 5. That the Subject Property is guided as Low Density Residential on the Future Land Use Map <br /> as are the surrounding properties. <br /> 6. That the Subject Property is within the Sweetbay Ridge subdivision, which plat was recorded <br /> in 2007. <br /> 7. That over fifty percent(50%) of the Subject Property is encumbered by wetlands and drainage <br /> and utility easements. <br /> 8. That under current standards, specifically the lot depth standard, it does not appear that the <br /> Subject Property would be considered a buildable lot; however, the approved Sweetbay Ridge <br /> plat predates this standard. <br />
