22. That in 2015, the City approved a similar request for a property on the south side of <br /> Highway 10 (B-2 Highway Business District) adjacent to the Armstrong Boulevard <br /> interchange, which allowed for a sign that was seventy-five (75) feet in height with 225 <br /> square feet per face or an aggregate gross surface area of 450 square feet. <br /> 23. That the proposed use will/will not be unduly dangerous or otherwise detrimental to <br /> persons residing or working in the vicinity of the use or to the public welfare. <br /> 24. That the proposed use will/will not substantially adversely impair the use, enjoyment, or <br /> market value of any surrounding property. <br /> 25. That the proposed use will/will not be hazardous or disturbing to existing neighboring uses. <br /> 26. That the proposed use will/will not be served adequately by public facilities and services <br /> such as highways and streets. <br /> 27. That the proposed use will/will not create excessive additional requirements at public cost <br /> for public facilities and services <br /> 28. That the proposed use will/will not be detrimental to the economic welfare of the <br /> community. <br /> 29.
