Sheet 2.1 indicates a long linear infiltration basin along the eastern portion of the property. <br /> Engineering Staff has indicated that no infiltration is permitted in this area. <br /> 2. Previous ministorage concepts for this property have shown a cul-de-sac at the termination of 148`" <br /> Avenue NW, consistent with previous policy direction of the Planning Commission. The current <br /> plan set does not include this improvement, and it is our understanding that the Applicant <br /> objections to this requirement. However, it is the City's understanding that the Applicant is willing <br /> to convey this area to the City, but wouldexpect the City to construct. Staffwillseekpolicy direction <br /> from the Planning Commission and City Council on this topic. <br /> 3. Current plans do not indicate a buffer area. A buffer area will be required along both the northern <br /> and eastern property boundaries as those boundaries are adjacent to residential zones. A <br /> landscaped buffer area will need to be provided in accordance with Section 117-117. E-1 <br /> Employment District, subsection ()9 entitled Bufferyards) <br /> 4. Current plans do not show any landscaping. A landscaping plan will be required that is in <br /> conformance with Section 117-117. E-1 Employment District, subsection (e)3 entitled <br /> "Landscaping and buffering". <br /> S. Height limitation in the E-1 district is 65 feet. A scaled elevation will need to be provided that <br /> indicates the total height of the proposed structures. <br /> 6. Sheet 2.1 shows the total lot area of"Lot I"as 3.71 acres. Please provide the total lot coverage <br /> calculation. Please note that the El Employment District has a minimum lot coverage of 45%. <br /> 7. Proposed lighting for the facility was not shown. A lighting plan would need to be submitted and <br /> be in conformance with Section 117-117, subsection (e)2 entitled Lighting". <br /> 8. Engineering Staff requested additional information related to fire truck access through the site, as <br /> well as utility information (i.e. sewer and water locations as well as storm sewer overflow). <br />
