Engineering Staff indicated that Utility Service for Lot 2 must be included in first phase plans. <br /> Staff offers the following comments as a general staff review of the sketch plan in comparison to the City's <br /> zoning code. <br /> General: The applicant is requesting review of a Sketch Plan that contemplates platting PID#'s 27-32-25- <br /> 22-0006, 927-32-25-22-0003, and #27-32-25-22-0002 (the "Subject Properties") into two lots. Lot 1 is <br /> shown to contain two 3-level indoor storage buildings and two 1-level storage building. Lot 2 is shown as <br /> undeveloped and would be held for possible future development. It is not known at this time what that <br /> possible future development would be. <br /> Land Use and Zoning: The Subject Property is guided Rural Developing in the Comprehensive Plan and <br /> is located within the E-I Employment zoning district. The proposed use of"Self Storage Facilities,indoor" <br /> is a permitted use within the E-I Employment district. <br /> Lot Coverage Calculations. Lot coverage calculations were not provided. Sheet C2.1 indicated that Lot <br /> 1 had a total area of 161,453 +/- sq ft (3.71 Acres +/I). It did not however provide the lot coverage <br /> calculation. The E-1 district requires a minimum lot coverage of 45%. <br /> Setbacks: The required setbacks are outlined below. <br /> Front Building Setback: 35 feet ' N/A—adjacent to County roadway <br /> Rear Building Setback: 35 feet N/A—backs up to residential district <br /> Side Building Setback: 20 feet N/A—adjacent to residential district <br /> Major and minor arterials and county and state roadways: 125 feet <br /> 60 feet from centerline of road right-of-way plus the local <br /> applicable setback61 <br /> Setbacks when adjacent to residential district: Proposed: <br /> : 1 feet 90 feet <br /> Off-street parking, storage areas, and driveways: I feet 60 feet <br /> Parking and paving setback from street right-of-way: 20 feet 20 feet <br /> Maximum Building Height: 65 feet No Scaled Elevation provided(3 <br /> story buildings indicated) <br /> Minimum lot coverage: 45 percent Not Provided <br /> Lighting—must deflect light away from adjoining residential Lighting not shown <br /> district. The E-1 District allows for the following materials:Face brick; Stucco;Glass; <br /> Wood; Natural Stone; specifically designed pre-cast concrete units whose surfaces have been integrally <br /> treated with an applied decorative material or texture; and other materials as may be approved by the City. <br /> The identifiable materials (Brick,Masonry Block, and Glass)meet the requirements of the zoning district. <br /> The Applicant will need to identify the grey panels and the green material shown in the rendered elevations <br /> for further consideration. <br /> Streets: Sheet C.2 shows a singular access onto Ramsey Boulevard NW(County Road 56). This access is <br /> acceptable to the County. Previous plans for a mini storage facility on this site have shown a cul-de-sac <br />
