A topsoil inspection is required prior to landscaping being installed and copies of <br /> the load tickets are required as well. This is reviewed at time of Building Permit Application and <br /> request for Certificate of Occupancy for each individual lot. There shall not be any fill (topsoil or <br /> sod) placed within any designated wetland or flood zone. <br /> Floodplains: There are floodplains <br /> within the boundaries of the project area, <br /> including both Floodway (purple shade) <br /> and Floodfringe (bright pink shade). <br /> There shall be no fill placed within the <br /> Floodway District. <br /> The lowest floor of any proposed home <br /> will need to be at or above the Regulatory <br /> Flood Protection Elevation (RFPE), <br /> which is one (1) foot above above the <br /> Base Flood Elevation. An Elevation <br /> Certificate will be required for Lots 1 and <br /> 3, Block 1, prior to the issuance of a <br /> Certificate of Occupancy, to ensure that <br /> the lowest floor elevation is at or above <br /> the Regulatory Flood Protection Elevation. <br /> Please be advised that individual lot surveys will be required to include the following information <br /> above and beyond what is typically shown: Floodplain boundary (with note of no grading within <br /> floodway), wetland, and wetland setback. <br /> Development Fee Calculations: Development Fees will be due on the Plat. A DRAFT of the <br /> Development Fees is outlined below. Please note that park dedication, trail development, and <br /> stormwater management fees are only being applied to the two (2) new, buildable lots while the <br /> sewer and water trunk and lateral fees are being applied to all three(3)lots. The cost of the Lateral <br /> Fee is typically based on the per lot project cost, which is being determined presently. The fee in <br /> the table, which is a simpler per lot fee, may change. Additionally, please note that the property <br /> is subject to a Water Main and Sanitary Sewer Cost Contribution/Reimbursement Agreement that <br /> was executed in 2006, which applies specifically to the Water Trunk Fee that is applicable. <br />
