CITY OF RAMSEY <br /> ANOKA COUNTY <br />STATE OF MINNESOTA <br /> <br /> FINDINGS OF FACT <br />REZONING - DR. BURNELL <br /> <br />1) That the applicant has properly applied for a public hearing to <br />rezone his property from I-1 Industrial to B-1 Business. <br /> <br />2) That the applicant appeared before the Planning Commission for a <br />public hearing on April 7, 1980. Said public hearing was properly <br />advertized and the minutes of said public hearing are hereby incor- <br />porated as a part of these findings by reference. <br /> <br />3) That properties adjacent to that of the applicant, although <br />zoned industrial have operations which would better fit a business <br />zoning. <br /> <br />4) That the Pl~ng Commission has determined that the Highway #10 <br />frontage is condusive to business zoning and will provide a visual <br />buffer to the Industrial zoning. <br /> <br />5) That the parcel depth being restricted by the railroad right-of- <br />way, would not be condusive to industrial development. <br /> <br />6) That the applicant has agreed to dedicate to the City of Ramsey <br />for public purposes the north fifth (50) feet of the parcel for which <br />rezoning is requested as well the north fifty (50) feet of the parcel <br />upon which his pet hospital is located. <br /> <br />7) That the applicant has agreed that no additional ingress/egress <br />o~her than the one that presently exists, whall be provided to <br />Highway #10. <br /> <br />8) That the Planning Commission in conjuctionwith revisions to <br />the City of Ramsey's Comprehensive Plan, anticipating the rezoning <br />of the subject parcel as well as adjacent parcels with T.H. #10 <br />frontage. <br /> <br /> <br />
