Sketch Plan submittal consists of one (1) sheet,prepared by LHB,Inc. <br /> General. The Sketch Plan proposes re-platting Outlot A, <br /> Th�pyramid&amew°rk illasuares haw much disuel—the ciTy has t°make lend ase derssauns <br /> Meadowbrook into eleven (11) single family residential lots. All boas°—me c°k pl.ymg <br /> eleven (11) of the new lots would be accessed by roadway <br /> extensions stemming from Germanium St NW. <br /> Land Use and Zoning. Outlot A,Meadowbrook is guided for <br /> Rural Development in the Comprehensive Plan and is zoned R-1 A��&O <br /> Residentail (Rural Developing). The intent of the Rural Variances <br /> Developing land use designation is to allow for the construction QQ� Conditional Ir <br /> of single family dwellings to be serviced with private utilities Q use Permits <br /> (septic system and well). subdivision Applications <br /> The Sketch Plan,as proposed, will require a Zoning Amendment to allow for o <br /> the smaller lot sizes. The Applicant has requested a Zoning Amendment to IN <br /> a Planned Unit Development(PUD)Zoning. <br /> Lot Sizes. The minimum lot size for the R-1 Residential (Rural Developing) District is two and a half(2.5) <br /> acres with a minimum lot width of 200 feet (at the building setback line). Note that lot width is measured at <br /> the property line abutting a street at the minimum setback line of the applicable zoning district. The Applicant <br /> has requested a rezoning to a Planned Unit Development (PUD), which allows for the City to consider <br /> approving lots that deviate from the base zoning requirements. City Staff must be able to identify the degree <br /> of proposed deviation from the base zoning requirements and as such the Applicant will need to provide lot <br /> width for each proposed property. <br /> With a Preliminary Plat, the Applicant will need to revise the plan sheet to show lot width dimensions for each pmposed lot. <br /> Setbacks and Dimensional Standards. The Sketch Plan appears to deviate from the minimum lot size and <br /> minimum lot width standards for certain lots. At this time,Staff has not been informed of any other potential <br /> deviations to setbacks or dimensional standards and has therefore completed portions of table below. The <br /> Applicant shall,as part of the Preliminary Plat submittal,complete or amend the following table: <br /> Required Proposed (Minimum) <br /> Front • 40 feet <br /> Side yard • • 1 feet 10 feet <br /> Side yard • • 1 feet 10 feet <br /> Side yard comer lot: 1 feet 40 feet <br /> ' • • 1 feet 40 feet <br /> Minimum • Applicant to provide <br /> Minimum lot width*: 11 feet Applicant to provide <br /> Lot • • 11 feet with a minimum widthof 100 feet with a minimum <br /> width of 60 feet <br /> Wetland: 16.5 feet <br /> Density: 1 unit per 2.5 acres Applicant to provide <br /> *Note:Minimum Lot Width is measured at fmntyard setback line,property must abut built street. <br /> **Lot depth required is 100 feet for a width of 60 feet that is not encumbered by wetland, wetland setback area,floodway, or <br /> other unbuildable areas. <br />
