suits, environmental suits of any kind or any similar claim or cause of action attributable to the' Lessee's operations and shall defend the Lessor in the event of any such claim or suit at the Lessee's sole cost and expense.. In this regard the Lessee shall carry and maintain in full force and effect a comprehensive liability policy through a reputable insurance company .wit]] limits of a minimum of $1,000,000.00. Said policy shall be made available for inspection by the Lessor at any time on the written demand by the Lessor. It is understood, however, 'that Lessor has previously conducted landfill operations on the demised premises through other parties and its own employees and equipment. Therefore, any or all of the above which arise out of~ operations on the demised premises prior to Lessee's -possession and use thereof, shall be the responsibility of Lessor, and Lessor shall indemnify, defend and hold Lessee harmless therefrom. 25. This Lease embodies t~e entire agreement Denween nn~ pa~niek hereto relative to the subject matter hereof and shall not be modified, changed or altered in any respect except in writing; and in the e~ent of any termination of this Lease pursuant to any right reserved by Lessee herein, all liability on the part of Lessee for payment of rent shall cease and determine upon payment propor.tionately to the date of such termination of this Lease. 26. The terms, conditions, and covenants of. this lease shall be bin~.ing upon and shall inure to the benefit of each of the parties hereto, their heirs, personal representatives, successors, sublessees or as~signs, and shall run with the land; and where more than one party shall be lessors under this Lease, the word "Lessor" whenever used in this Lease' shall be deemed to include all parties- lessor jointly and severally.
