2 <br />Together with'~Obuildings, improvements,~uipment, <br /> <br />fixtures, machinery and appliances owned or controlled by <br /> <br />Lessor and located on or to be erected or installed by <br /> <br />Lessor therein; and all rights, alleys, r%ghts of.way, <br /> <br />easements,'appurtenances thereunto belonging or in anywise <br /> <br />appertaining; and all rights of LeSsor in and to any public <br /> <br />or private thoroughfares abutting the above described premises, <br /> <br />all being hereinafter referred to as the "demised premises". <br /> <br />2. During the five year term of'W~4I'S lease with <br /> <br />Anoka (November·l, 1976 through October 31~ 1981), WMMI <br /> <br />shall pay to RamseY 2'2¢ for each cubic yard of solid waste <br /> <br />.brought to the sanitary landfill for disposal on.'the demised. <br /> <br />-premises, such sum to be paid monthly, within.forty (40) <br /> <br />days after the end of a.calendar month. <br /> <br /> 3. Concurrent With the execution of this Agreement, <br /> <br />'WMMI shall pay the sum of Twenty-eight Thousand ($28,000 00) <br /> Dollars to Ramsey, to reimburse Ramsey for its share-of .the <br /> Sunfish Lake Boulevard right-of-waY. . <br /> <br /> 4. At the conclusion of WMMI'S five year lease with <br /> Anoka (a copy Of which has been provided to Ramsey), it is <br /> <br />the intention of the parties hereto to enter-into· a similar <br />leasing arrangement, .for at least two years, which will be <br />negotiated in good faith by both of the parties hereto. The <br />terms of that lease shall be at lea'st as favorable to RamSey <br /> <br />as the current lease is to Anoka, including, without'limitation, <br /> <br />rental payments of $4,000.00 per'month plus'10% of monthly <br /> <br />gro~s revenues in excess of $50,000.00. <br /> <br />Provided, however, <br /> <br /> <br />
