Staff Comments: The staff make the following comments which <br />you may want to consider in your review of this case: <br /> <br />a) Establish road right-of-way needed for 167th Avenue N,W. <br />(future need), because it appears that Mr. Moroz pumps and <br />tanks will be extremely close to the highway right-of-way, <br /> <br />b) Sketch plan does not show fire lane and with gas pun~ps <br />in front of the store he should have a fire lane between the <br />store and gas pumps. <br /> <br />c) He also wants to have another egress and ingress as is <br />shown on his sketch plan onto 167th Avenue N.W. We already <br />have several between his property and State Highway #47. <br /> <br />d) This self service gas station has a possibility of <br />creating traffic congestion in that tot21 business area <br />there. I think the location of his station will really add <br />to it. If he located it on the west side of his hardware <br />store, it would be a better situation. <br /> <br />Council Action: Your action would be to give him any sug- <br />gestion unless you feel his plan is adequate. If it is <br />adequate you may want a development contract on it, <br /> <br /> CASE //5: STREET IMPROVEMENT 153RD AVENUE N.W.
